When you are interested in a property we'll
arrange to show it to you at your convenience. We are happy
to show you one property or fifty! In most cases we can show
properties upon demand and we view 7 days a week. We are open
all day and do not close for siestas.
We do suggest when buying, that you instruct
a local lawyer who will not only know all the legalities but
also have invaluable local knowledge and expertise. We are
happy to recommend Lawyers who are fluent English speakers
and who we have found offer a high standard of service to
Buyers.
Whilst these Lawyers are well known to us
we have no commercial relationship with them and receive neither
payment nor favours for introductions.
We take pride in explaining the Spanish Sale
Process including all the buying costs and procedures.
When you find a suitable property we negotiate
the sale price and full details including contents, responsibility
for all taxes and also methods and timings of payments. We
obtain a Nota Simple ( land search ) which gives details of
any debts, mortgages or other charges related to the property.
We also obtain certificates to confirm all urbana taxes
( rates ) and community fees are paid up to date.
The next stage is to confirm all terms in
writing and then provide full documentation to the Buyers'
Lawyer. We continue to be involved in the transaction and
we ensure the sale proceeds smoothly to completion.
